Outside the Box

When “doing what we’ve always done” has led to amazing results, it takes vision – and a bit of courage – to try something dramatically different.

CB Jeni Homes has built successful townhome projects with traditional styling throughout the Dallas metro, fueled by lifestyle-focused floor plans and efficient construction techniques. But at Heritage Creekside, nearby apartments in contemporary styles influenced a major shift in their design philosophy. Ditching historic architectural styles was a calculated, competitive decision they didn’t take lightly.

“We used lots of research, image boards, even built product tours to help them understand the style and get comfortable with it,” said David L. Copenhaver, AIA, Partner with BSB Design. “They wanted assurance that modern elevations could stand the test of time and remain relevant for future buyers, the same way traditionally-inspired looks do.”

CB Jeni Homes also wanted to use standard construction techniques whenever possible. Since contemporary designs often feature flat roofs, the design team delivered the modern look by using parapet walls to disguise a traditional gable roof. This compromise maintained a key design element while also giving the builder confidence that potential water issues would be minimized.

Standard cladding and materials were also applied in unique ways. Traditional brick siding was painted white to create a modern, highly textured backdrop for dark brown siding and tile. Contrasting colors were selected to highlight the box-framed balconies so they stand out visually from the main body of the building. The standard front doors have optional vertical windows to enhance the elevation without adding expense. By sourcing these materials through normal vendor channels, the builder discovered contemporary alternatives to their typical selections that helped fully develop the modern look without over-extending the budget.

At Heritage Creekside, stepping outside the box meant overcoming some discomfort and uncertainty. But by trusting in design to address specific market preferences, CB Jeni Homes adapted their normal program to create a distinctly contemporary streetscape that broadened their portfolio and won big with buyers. ■
