The Whitewing community in up-and-coming Gilbert, Arizona, was originally developed for custom residences, but sales slowed dramatically during the recession. Years later, with only six custom homes completed at Whitewing, a unique solution is quickly filling out the remaining lots. Although “production housing” doesn’t seem to fit within a custom market, the term took on a whole new meaning when Toll Brothers entered the picture.
BSB Design reworked one of Toll Brothers’ existing floor plans, updating the elevation and enhancing the options to create a semi-custom home that won over current residents and The City of Gilbert. After surpassing initial sales projections in only a few months, this high-end “production” home has earned its place among the custom designs in the neighborhood.
From the street, the Cholla model presents an elegant iteration of desert contemporary architecture highlighted by large corner windows, low-pitched rooflines and stone parapet walls, all with an asymmetrical arrangement that pays homage to modern design. “We also took cues from Spanish elevations, where less is more, and simplified the finishes to create clean, sleek lines and forms,” said Julio Aguirre, BSB Design’s lead designer on the project. “Then the builder executed our vision with great follow-through.”
A new cabana suite at the front of the home added lifestyle versatility to the original plan, giving potential buyers the option of a multigenerational casita for parents or older children or even a dedicated home office with its own entrance. Other upgrades focused on the outdoor living areas, where BSB Design added optional courtyard walls at the front, a private patio off the master suite and disappearing corner sliders in the family room. The connectivity and ease of entertaining, especially at the pool area, became a key selling point.
This unique plan reuse has helped redefine and reinvigorate Whitewing, with buyers eager to select from the new lifestyle-based options that result in a truly custom production. ■
