This plan became the perfect vision of future lifestyle needs.

Architects and builders are constantly trying to predict the future, and they’re pretty good at it. Monitoring consumer trends, buyer demographics and design preferences is crucial as they develop new home concepts that will be built six to nine months later. It’s rare, though, for those design decisions to play out as perfectly as they did at Toll Brothers at Rosecrest in Herriman, Utah.

From the street, the iconic farmhouse elevation of The Collet is right in line with current trends. But the future-thinking plan devotes a ton of square footage to an amazing wrap-around porch – an outdoor living space that has garnered renewed interest in the era of social distancing. “The porch is a defining element for this style,” said Julio Aguirre, senior designer in Phoenix. “With this plan, we created the illusion of an older home that had an addition. The porch ties the two together perfectly.” It also offers an ideal way to engage with the neighborhood without leaving home.

Aguirre noted that sometimes simple massing and detailing creates the most effective look. He said, “We used two different siding patterns to accentuate the entry, and the metal roof over the porch really adds visual interest there.” Some brick on the garage completes the cladding palette, with transitions that feel very natural. The Collet is definitely a home buyers would love to come home to – or stay in for an extended period, depending on the situation.

“The program for The Collet focused on large families, so we dialed in on elements that appeal to those buyers,” said Brad Sonnenburg, senior partner in Phoenix. “Generous bedrooms, dual walk-in pantries, an enhanced mudroom and a great kitchen are key selling points.” These working areas of the home had to be highly functional yet seamlessly integrated with the showpiece spaces to create balance between the utilitarian needs of a large family and the ever-growing desire for abundant entertainment opportunities.

In 2020, buyers realized even more value in the arrangement of these spaces. “Bulk storage is an added benefit of the dual pantry, and the owners’ entry is spacious enough to allow for that transition zone for decontamination – including a sanitizing station if desired,” said Chris Blackburn, project manager in Phoenix. “While we weren’t aware of those needs in 2019, the plan we created addresses them perfectly.”

The rest of the main floor offers connected social areas that take full advantage of gorgeous mountain views, with timeless lifestyle opportunities that will appeal long after 2020 has ended. Each room employs a distinct ceiling treatment that provides differentiation within the open floor plan. For example, a simple flat ceiling over the kitchen gives way to coffers and beams in the family room and dramatic volume above the dining area. As buyers move from space to space, the ceilings cue specific function and feeling that plays out perfectly below. ■
